The first quarter is by far the slowest 3 months of real estate sales in Leelanau County, especially with upper price ranges and waterfront property on West Grand Traverse Bay & Lake Michigan.

The 2014 3rd quarter year-to-date (January 1 – September 30) home sales data have been posted in the charts above. The home sales statistics compare real estate housing sold in Leelanau County from January 1, 2014 through September 30, 2014 to the same time period in 2013, 2012, 2011, and 2010. The United States Army Corps of Engineers collects and publishes current / past Lake Michigan water level data which is very important to many property owners in Leelanau County & Grand Traverse County who own real estate on Lake Michigan or Grand Traverse Bay. Their last reading took place on August 8, 2014. The current Lake Michigan water levels are 15+ inches higher than a year ago on August 8, 2013!

The home sales statistics compare real estate housing sold in Leelanau County from January 1, 2014 through March 31, 2014 to the same time period in 2013,2012,2011, and 2010. 2014 Leelanau County Home Sales Volume has increased a slight +0.01% over 2013's record setting figures and just +3.03% over 2013's total houses sold. Average sales price and Median Sales price have actually decreased slightly which is not unusual with such a small sample size of houses sold. The first quarter is by far the slowest 3 months of real estate sales in Leelanau County, especially with upper price ranges and waterfront property on West Grand Traverse Bay & Lake Michigan.

2012 Leelanau County Home Sales

The 2012 year-end (January 1 – December 31) home sales data have been posted in the charts above. The home sales statistics compare real estate housing sold in Leelanau County from January 1, 2012 through December 31, 2012 to the same time period in 2011,2010, and 2009. This includes the townships of Bingham, Centerville, Cleveland, Elmwood, Empire, Glen Arbor, Kasson, Leelanau, Leland, Solon, Suttons Bay, and the City of Traverse City within the southeast corner of Leelanau County.

As you will notice in the housing sales data posted above, 2012 residential real estate sold in Leelanau County has increased significantly compared to 2011 in terms of Average Selling Price (+ 8.66 %) and Median Sale Price (+5.91 %).

We saw almost a $43 Million Dollar increases in total Residential Sales Volume (+ 57.00 %) over the final 2011 sales volume totals (huge increase). 117 more Residential Units sold in Leelanau County during 2012 (+ 44.45 %) than 2011!

2012 was a record year of home sales in Leelanau County and no other county in the Traverse City region saw as much of a one year percentage increase in home sales and volume as Leelanau! We look forward to a fantastic 2013!

The final 2012 waterfront home sales data is now in the books as we transition into 2013. How well did homes with private water frontage sell? The home sales statistics above compare waterfront real estate homes sold in Leelanau County from January 1, 2012 through December 31, 2012 to the same time period in 2011 and 2010. This includes the townships of Bingham, Centerville, Cleveland, Elmwood, Empire, Glen Arbor, Kasson, Leelanau, Leland, Solon, Suttons Bay, and the City of Traverse City within the southeast corner of Leelanau County. Waterfront home sales that were included in the data are any single family home with private direct frontage or private across the road frontage. Houses located on ponds, creeks, or with shared frontage were not included.

In 2012 Leelanau County experienced a 85% increase in waterfront home sales dollar volume and a 63% increase in total waterfront homes sold compared to final 2011 figures! Numerous publications have highlighted the fact that Leelanau County is showing the largest increase in real estate home sales in the region.

2012 Grand Traverse County Waterfront Home Sales Data - Year End


The 2012 waterfront sales data has been finalized as we begin to look forward to the 2013 selling year. How well did homes with private water frontage sell in Traverse City? The home sales statistics above compare waterfront real estate homes sold in Grand Traverse County from January 1, 2012 through December 31, 2012 to the same time period in 2011 and 2010. This includes the townships of Acme, Blair, East Bay, Fife Lake, Garfield, Grant, Green Lake, Long Lake, Mayfield, Paradise, Peninsula, Union, Whitewater, and the City of Traverse City. Waterfront home sales that were included in the data are any single family home with private direct frontage or private across the road frontage. Houses located on ponds, creeks, or with shared frontage were not included.

In 2012 Grand Traverse County experienced a 38% increase in waterfront home sales dollar volume and over 33% increase in total waterfront homes sold compared to the final 2011 numbers! Although these statistics show exceptional increases in real estate sales, Grand Traverse County still trails Leelanau County in the percentage of improvement over 2011.

The 2012 YTD 3rd Quarter (January 1 – September 30) home sales data have been posted in the graphs above. The home sales statistics compare real estate housing sold in Leelanau County from January 1, 2012 through September 30, 2012 to the same time period in 2011 and 2010. This includes the townships of Bingham, Centerville, Cleveland, Elmwood, Empire, Glen Arbor, Kasson, Leelanau, Leland, Solon, Suttons Bay, and the City of Traverse City within the southeast corner of Leelanau County.

As you will notice in the housing sales data posted above, 2012 residential real estate sold in Leelanau County has increased significantly compared to 2011 in terms of Average Selling Price (+ 4.81 %) and Median Sale Price (+9.02 %).

We have seen a $20 Million Dollar increases in total Residential Sales Volume (+ 36.21 %) over this time in 2011. There have been more residential sales volume in the first 9 months of 2012 than the entire 2011 year! 59 more Residential Units have sold in Leelanau County so far this year (+ 29.95 %). compared to this point in 2011.

There is no doubt that 2012 residential real estate in Leelanau County has been selling very well compared to the last two years. Although we expect the normal seasonal slowdown through the rest of the year, the year-end numbers should be drastically higher than 2011 and 2010.

How are waterfront home sales in Leelanau County doing in 2012 compared to previous years? The simple answer is: unbelievably well. The home sales statistics above compare waterfront real estate homes sold in Leelanau County from January 1, 2012 through July 31, 2012 to the same time period in 2011 and 2010. This includes the townships of Bingham, Centerville, Cleveland, Elmwood, Empire, Glen Arbor, Kasson, Leelanau, Leland, Solon, Suttons Bay, and the City of Traverse City within the southeast corner of Leelanau County. Waterfront home sales that were included in the data are any single family home with private direct frontage or private across the road frontage. Houses located on ponds, creeks, or with shared frontage were not included.

So far this year in all of Leelanau County we have experienced a 92% increase in waterfront home sales dollar volume and over 65% increase in total waterfront homes sold compared to this time in 2011!

Michigan Beach Grooming Legislation -SB 1052

Michigan Beach Grooming Legislation

SB 1052 has been passed by the Michigan Senate and the Michigan House and is currently on its way to Governor Rick Snyder for approval.

Lakefront vegetation has become more of an issue in recent years in Leelanau County and Grand Traverse County as water levels have receded exposing more shoreline and lake bottom allowing plants to grow. Previously a permit was required to remove vegetation. The new bill allows property owners on Lake Michigan (West Grand Traverse Bay & East Grand traverse Bay) to remove vegetation without a state permit.

The latest version of the legislation specifically says that the state or a local government may not regulate

• Leveling sand, removing vegetation, grooming soil, or removing debris, in an area of unconsolidated material predominantly composed of sand, rock, or pebbles, located between the ordinary high-water mark and the water's edge, or the
• Mowing vegetation between the ordinary high-water mark and the water's edge.
