Michigan Beach Grooming Legislation
SB 1052 has been passed by the Michigan Senate and the Michigan House and is currently on its way to Governor Rick Snyder for approval.
Lakefront vegetation has become more of an issue in recent years in Leelanau County and Grand Traverse County as water levels have receded exposing more shoreline and lake bottom allowing plants to grow. Previously a permit was required to remove vegetation. The new bill allows property owners on Lake Michigan (West Grand Traverse Bay & East Grand traverse Bay) to remove vegetation without a state permit.
The latest version of the legislation specifically says that the state or a local government may not regulate
• Leveling sand, removing vegetation, grooming soil, or removing debris, in an area of unconsolidated material predominantly composed of sand, rock, or pebbles, located between the ordinary high-water mark and the water's edge, or the
• Mowing vegetation between the ordinary high-water mark and the water's edge.

Not only is sales volume up 58.6% in Leelanau County and 17.3% in Grand Traverse County so far in 2012 over 2011(see previous post here: Leelanau County & Grand Traverse County) but single family home supply is on a 3 year downward trend in both Leelanau County and Grand Traverse County (see graphs above). Leelanau County currently has 497 active single family homes for sale down from a high of over 700+ in the summer of 2009. Grand Traverse County (Traverse City) currently has 1,224 active single family homes for sale down from 2,000+ in the summer of 2009. The 2012 1st Quarter (January 1 – March 31st) home sales data have been posted in the graphs above. The home sales statistics compare real estate housing sold in Leelanau County from January 1, 2012 through March 31, 2012 to the same time period in 2011 and 2010. This includes the townships of Bingham, Centerville, Cleveland, Elmwood, Empire, Glen Arbor, Kasson, Leelanau, Leland, Solon, Suttons Bay, and the City of Traverse City within the southeast corner of Leelanau County.
As you will notice in the housing sales data posted above, 2012 residential real estate sold in Leelanau County has increased significantly compared to 2011 in terms of Average Selling Price (+ 9.2 %) and Median Sale Price (+21.5 %). We also saw a $6.285 Million Dollar increases in total Residential Sales Volume (+ 58.6 %). 19 more Residential Units Sold in Leelanau County so far this year when compared to Jan-March 2011.
With the limited size of the real estate market in Leelanau County a couple of high sales can skew the data quite a bit. We should have more of a understanding on how well the real estate market is performing compared to 2011 & 2010 once we analyze the mid year numbers (January - June) in a couple of months. So far the early warm weather has brought with it a great spring for home sales!

January-March 2012 1st Qtr Grand Traverse County Home Sales Data
The 2012 1st Quarter (January 1 – March 31st) home sales data for Grand Traverse County have been posted in the graphs above. The home sales statistics compare real estate housing sold in Grand Traverse County from January 1, 2012 through March 31, 2012 to the same time period in 2011 and 2010. This includes the townships of Acme, Blair, East Bay, Fife Lake, Garfield, Grant, Green Lake, Long Lake, Mayfield, Paradise, Peninsula, Union, Whitewater, and the City of Traverse City.
As you will notice in the housing sales data posted above, 2011 residential real estate sold in Grand Traverse County has increased significantly compared to 2011 in terms of Average Selling Price (+ 17.3 %) and Median Sale Price (+7.5 %). We also saw a $5.6 Million Dollar increases in total Residential Sales Volume (+ 17.3 %). Residential Units Sold in Grand Traverse County remained even with a year ago with 206 homes sold so far this year.
The 17+% increases (avg price, median price, sales volume) definitely jump out at you and I think that credit is due in large part to an improving national economy as well as the terrific weather we have had this spring which has started the spring surge a little earlier than normal. We hope this continues throughout all of 2012.
