This includes the townships of Bingham, Centerville, Cleveland, Elmwood, Empire, Glen Arbor, Kasson, Leelanau, Leland, Solon, Suttons Bay, and the City of Traverse City within Leelanau County.

As you can see from the housing data, 2011 residential real estate sold in Leelanau County is already well ahead of 2010 and 2009 numbers in terms of average selling price, median sale price, houses sold, and total residential sales volume. Volume sold in Leelanau County is up 73% over 2009 at this time and houses sold has increased over 35%!

Is your house currently for sale but you aren't seeing the results you would like?
Do you want to sell your Traverse City or Leelanau County, Michigan home in 2011?

1. Remove clutter and clear off counters. Throw out stacks of newspapers and magazines and stow away most of your small decorative items. Put excess furniture in storage, and remove out-of-season clothing items that are cramping closet space. Don’t forget to clean out the garage, too.

2. Wash your windows and screens. This will help get more light into the interior of the home.

3. Keep everything extra clean. A clean house will make a strong first impression and send a message to buyers that the home has been well-cared for. Wash fingerprints from light switch plates, mop and wax floors, and clean the stove and refrigerator. Polish your doorknobs and address numbers. It’s worth hiring a cleaning service if you can afford it.

4. Get rid of smells. Clean carpeting and drapes to eliminate cooking odors, smoke, and pet smells. Open the windows to air out the house. Potpourri or scented candles will help.

5. Brighten your rooms. Put higher wattage bulbs in light fixtures to brighten up rooms and basements. Replace any burned-out bulbs in closets. Clean the walls, or better yet, brush on a fresh coat of neutral color paint.

6. Don’t disregard minor repairs. Small problems such as sticky doors, torn screens, cracked caulking, or a dripping faucet may seem trivial, but they’ll give buyers the impression that the house isn’t well-maintained.

7. Tidy your yard. Cut the grass, rake the leaves, add new mulch, trim the bushes, edge the walkways, and clean the gutters. For added curb appeal, place a pot of bright flowers near the entryway.

8. Patch holes. Repair any holes in your driveway and reapply sealant, if applicable.

9. Add a touch of color in the living room.  A colored afghan or throw on the couch will jazz up a dull room. Buy new accent pillows for the sofa.

10. Buy a flowering plant and put it near a window you pass by frequently.

11. Make centerpieces for your tables. Use brightly colored fruit or flowers.

12. Set the scene. Set the table with fancy dishes and candles, and create other vignettes throughout the home to help buyers picture living there. For example, in the basement you might display a chess game in progress.

13. Replace heavy curtains with sheer ones that let in more light. Show off the view if you have one.

14.
Accentuate the fireplace. Lay fresh logs in the fireplace or put a basket of flowers there if it’s not in use.

15. Make the bathrooms feel luxurious. Put away those old towels and toothbrushes. When buyers enter your bathroom, they should feel pampered. Add a new shower curtain, new towels, and fancy guest soaps. Make sure your personal toiletry items are out of sight.

16. Send your pets to a neighbor or take them outside. If that’s not possible, crate them or confine them to one room (ideally in the basement), and let the real estate practitioner know where they’ll be to eliminate surprises.

17. Lock up valuables, jewelry, and money. While a real estate salesperson will be on site during the showing or open house, it’s impossible to watch everyone all the time.

18. Leave the home. It’s usually best if the sellers are not at home. It’s awkward for prospective buyers to look in your closets and express their opinions of your home with you there.

If you are considering buying a home within Leelanau County or the Traverse City area in the next couple years you need to start thinking about your credit score! Your credit score will impact the interest rate that you will receive on your loan!

Credit scores range between 300 and 850, with scores above 620 considered desirable for obtaining a mortgage. 723 is the median score in the U.S., but you can expect good mortgage interest rates at the 720 to 760 level and up.The following factors affect your score:

1. Your payment history. Did you pay your credit card obligations on time? If they were late, then how late? Bankruptcy filing, liens, and collection activity also impact your history.

2. How much you owe.  If you owe a great deal of money on numerous accounts, it can indicate that you are overextended. However, it’s a good thing if you have a good proportion of balances to total credit limits.

3. The length of your credit history.
In general, the longer you have had accounts opened, the better. The average consumer's oldest obligation is 14 years old, indicating that he or she has been managing credit for some time, according to Fair Isaac Corp., and only one in 20 consumers have credit histories shorter than 2 years.

4. How much new credit you have. New credit, either installment payments or new credit cards, are considered more risky, even if you pay them promptly.

5. The types of credit you use. Generally, it’s desirable to have more than one type of credit — installment loans, credit cards, and a mortgage, for example.

The 2010 home sales statistics for Traverse City’s five county region is now available and charted for you above. This data comprises of all reported sales to the Traverse City Area Association of Realtors for existing home sales and new construction home sales within Grand Traverse County, Leelanau County, Benzie County, Antrim County, and Kalkaska County from 2002 through 2010. Overall 2010 was a very good year for real estate sales within our region considering the health of the Michigan economy as well as the uncertainty of the national economy. Our tourist heavy region remains a bright spot as one of the top destinations in the Midwest. Although prices have remained flat, home buyers were supported by the first time home buyer credit in the spring and record low interest rates through the fall. We also saw a large increase in upper end waterfront home sales in 2010 (a vital segment of our market) after a below average 2009. Vacant land sales have yet to see significant gains (not included in this data) due in large part to the affordability and vast supply of existing homes still on the market. As existing home supply continues to slowly decrease, look for vacant land sales to start to increase and prices to gradually rise, hopefully by mid 2011.

In 2010 we saw a 2% increase in total residential units sold over 2009. More importantly, we saw a 6% increase in average sales price and a 5.1% increase in median sales price over 2009. Median sales price is often the most common used figure to determine the overall real estate market health of any specific region. 2010 Leelanau County Building Permits

 

The Leelanau County Building Department is reporting that 451 permits were issued in 2010 at an estimated value of $28,913,028. That is an increase of 21% in total permits over 2009 and a 6.4% jump in estimate value. Below you will find a chart totaling permits and estimated values of construction within Leelanau County from 2008 through 2010. Local area builders are very optimistic that the worst of the construction slowdown in Leelanau County is behind us and the trend will continue through 2011.
